Rent Increase Rate October 2026: 31.49% Increase Calculation Guide

The rate expected by millions of tenants and landlords whose leases will be renewed in October has become clear: The rent increase ceiling for October 2026, following the September inflation announced by TÜİK on October 5, was 31.49%. So how much is your new rent exactly? What will you do if the landlord asks for a raise above this rate? In this guide, you will find the current rate, ready-made calculations for different rental prices, the legal ceiling and your rights against exorbitant increases. October 2026 Rent Increase Rate: 31.49% According to TÜİK data, consumer prices increased by 1.84% monthly in September 2026, and annual inflation was 29.73%. The 12-month CPI average, which is used as the basis for rent increases, was 31.49%. This rate is the legal upper limit that can be applied to residential and workplace lease agreements renewed in October; It is free to agree below, it is forbidden to go above it. There is a remarkable trend: the ceiling rate has been decreasing regularly since the beginning of the year. The rate was 34.88% in January 2026; It dropped to 33.39% in March, 32.24% in June, 31.79% in September and now 31.49%. So rents are still increasing, but the rate of increase is slowing down. Calculate Your New Rent: Ready TableThe formula is simple: Increase amount = Current rent × 31.49 / 100, new rent = current rent + increase amount. Results for different prices: 10,000 TL rent: 3,149 TL increase → 13,149 TL new rent rent25,000 TL rent: 7,872.50 TL increase → 32,872.50 TL new rent30,000 TL rent: 9,447 TL increase → 39,447 TL new rent40,000 TL rent: 12,596 TL increase → 52,596 TL new rentFor example For the October renewal of a tenant paying 25,000 TL, the landlord may ask for a maximum of 32,872.50 TL. If he asks for more, you have no obligation to pay the difference. Where Does This Rate Come From? Legal Framework The rule for rent increases is in Article 344 of the Turkish Code of Obligations: in renewed rental periods, the increase cannot exceed the 12-month average of the CPI in the previous rental year. This is critical — the underlying rate is the 12-month average, not monthly inflation or annual inflation. Every month "inflation was announced as 1.84%, will that be reflected in my rent?" The answer to those who ask: no, the 12-month average (31.49%) is applied. The temporary ceiling of 25% applied to residential rents between 2022 and 2024 ended on July 1, 2024; Since then, the only criterion for housing and workplaces has been the CPI average. If there is an increase rate written into your contract and it is below the CPI, the rate in the contract is valid (the landlord cannot increase it later). If the contract states a rate that exceeds the CPI, that clause will be considered invalid - the fact that you signed it is not binding on you. If the Landlord Asks for a More Raise: Tenant RightsThe tenant who is faced with an exorbitant raise request has a clear road map: Object in writing: Do not accept verbal bargaining. Reply in writing (message, e-mail or warning) saying "Your increase request exceeds the legal limit; I accept the increase at the CPI rate within the scope of Article 344 of the Turkish Code of Obligations." Continue paying the legal amount from the bank: Deposit the current rent + 31.49% through the bank and keep the receipts. As long as you do not miss the payment, you cannot be evicted just because you did not pay the increase difference. Do not bow to the pressure: The threat of "either accept or leave" is legally unfounded. Eviction is only possible for reasons listed in the law (e.g. need, eviction commitment) and through the court. If there is no agreement, mediation and litigation: In rental disputes, there is mandatory mediation before litigation. If no results are obtained, a rent determination lawsuit may be filed in the Civil Court of Peace. If there is an excess amount collected, a refund may also be requested. Remember: the request that exceeds the legal limit is legally invalid; Moreover, instead of seeking a "complaint penalty" mechanism, maintaining and documenting the payment at the legal amount is the strongest defense. 5 Year Rule: Precedent Rent ExceptionThe only exception is contracts with the same tenant that have completed 5 years. In this case, the landlord may file a rent determination lawsuit and request that the rent be reduced to comparable prices in the region; The judge determines the "fair rent" with the expert report and is not bound by the CPI ceiling in this decision. Conversely, the tenant whose rent is much higher than comparable standards may also file the same lawsuit for reduction. The current rent continues to be paid during the lawsuit. If your contract is approaching its 5th year, include this possibility in your budget plan. Extra for Workplace Rentals: Withholding The increase ceiling for residence and workplace is the same (31.49%), but there is a tax dimension in the workplace: 20% withholding tax is deducted from the rental payment and paid to the state by the tenant. The increase is calculated on the gross rent before withholding tax. For example, in a workplace with a gross rent of 50,000 TL, the new gross rent will be 65,745 TL; The tenant withholds 20% of this amount and pays the rest to the landlord. Be sure to check whether your contract says gross or net — if you agreed on a net rent, the calculation for gross conversion is done differently. Put Your New Rent Into Your BudgetIncreased rent is the biggest expense item in most households and quietly wreaks havoc on the budget. During the renewal month, do the following: update the new rent amount as a recurring payment in Giderr, revise the rent limit in your monthly budget, and distribute the remaining expenses according to the new table. If you categorize and monitor your expenses in the first month after the rent increase, you will catch the leak in the budget before it grows. Rent is an expense that cannot be postponed — putting it on automatic and getting rid of the mental burden is the easiest achievement of financial discipline. Summary: October 2026 ceiling is 31.49% — below it is free to agree, above it is invalid. Find your new rent in the table above, object to the exorbitant demand in writing and continue paying the legal amount from the bank, do not overlook special cases such as the 5th year and withholding tax. Since each month's rate is renewed with TUIK data, make it a habit to check the current ceiling in your contract renewal month.
